I have access to the MLS to see listings right away and can accurately run comparatives and look at all data myself. 

HOWEVER, the data shows that the majority of people moving in are coming from areas like San Francisco and New York.

As a former Cleveland resident I'm sure you're familiar with a lot of the dynamics in the area but it's always good to have the most up to date data when you've moved away.

As both an LP and a GP, I would be happy to achieve a 13% IRR on my money.If you think cap rates in the US are low, I suggest you compare cap rates around the world.

Without those key data points, it's impossible to tell you if you're getting a good deal or not.
