Some of my best deals were word of mouth and accidental.  

We've had an agent cost us $10K because he spent too much time reading his own press and did not know when to get out of his, and our, way.  

That one is problematic, because many assessors do not include last sale past a certain point and you therefore may be accidentally excluding a bunch of sales where Last Sale is empty.To figure out if that is the problem, first do a search without that criteria and get the count.

You will be very hard pressed to get a loan officer to budget you for PTI (payment to income).

You can screen the animal but pressing for more is likely to get you in hot water.
