I called him and he was "busy" Still hasn't called me back and his "voicemail box is full".I explained earlier to the first guy that if they were in anticipatory breach that I could start the eviction process right away and force them out and still have my contractually obligated damages for the 6 months as agreed.So, here's my question: I've read that I should be a hard *** with tenants but am I being unreasonable?

Most of what I have heard is that mortgage lenders will force you to somehow include repairs in the loan or make the owner do them.

Whatever you buy, make sure that you have the equity (forced and/or from a down payment) to sell if you need or choose to without bringing money to the table, and after ~10% closing costs ... this is your backup plan.

It was never really needed because the rents steadily went up but nothing crazy, but in the past 5 years a lot of long term residents have been forced out of the area because their rents have spiked up to 25% year over year.
