Is there anyone that could review this creative finance deal for a 4/5 unit property and provide any feedback?

Richard Advani with Guaranteed Rate is not only one of the best lenders and strategists I know, but he and his wife are also investors owning 22 units.  

Is Craigslist the best place to post vacant units still, or what else is good?

Another option is to buy a house, divide it into separate units, and keep one for yourself while renting out the others for more privacy.

Echoing more of the same - We manage 65+ units ranging from $80 a night to $2,000 a night we typically get negative reviews on a monthly if not weekly basis.

I think white would look much better, but I am worried that's going to be a lot more work and I also fear how well the white paint would hold up over time (they are rental units I know they'll take a beating and potentially chip/ scratch).
