I put down $56,000 for 20% and closing costs and another 4k to build a pass through bar from kitchen to dining/living area and moved laundry to the master closet.Similar units sold last year for $350-400k.

We gutted the 5th unit in the basement and turned it into a coin op laundry and the other half will be a small office for rent.

Keep it very tidy inside and washed and you'll be fine.

I'm having a bit of trouble coming up with a cap-rate; numbers range from 6-10%.Property A 1985: 24 units, 2B/1BA, asking $800K, Rents $600-650, 90%(est) occupancy, water-sewer-trash provided, onsite laundry.  

Each unit has roughly the same layout with the entrance to a dining room-living room with one bedroom branching off, leading to a small hallway with the bathroom and laundry closet leading to the kitchen, from which the second bedroom branches off.

We converted the attached garage into a primary suit, laundry, and mud room.
