Unless the interior is outdated/trashed what's the play?

The house was built in 1990 but it not modernized to say the least; the interior still looks like you are in the 1990s when you walk inside. 

If the interior is still outdated or in need of fixing up, then what you do to the outside won't have much effect on the price of the home. 

Full gut remodel interior and exterior.

We bought one property back at the end of October, that is still stuck in a rehab vortex thanks to lack of materials and workers, but beyond that cash that I would have used to purchase more properties has instead gone towards paving dirt/gravel driveways, adding decks and porches, updating interiors, etc.

Question for experienced investors only.Let's say your general contractor quotes you at $12k per unit to update interiors (paint, install vinyl floors, formica countertop, refinish cabinets, and new appliances).

We are doing a light rehab by putting laminate flooring, new countertops, painted kitchen cabinets, replaced some interior doors, rehabbed the porch, and gave it a new coat of paint.
