Instead of buying your new property we as the QI form a holding entity called the Exchange Accommodating Title holder (EAT). 

I was told that it could take 6+ months to get a rental permit from the city as well which worries me and makes me think I should apply once I hold title after the sale.

Are you planning on flipping or holding?

We are thinking it's a good area to get our feet wet buying and holding a lot until we are able to build or sell.

Our DSCR and Fix and flip programs for 1-4 families allow us to use the credit history, liquidity, and real estate experience of the U.S investor as long as the Foreign National holds less than 50% in the LLC’s operating agreement.
