Affordable first time family homes. 

I’m looking to earn a full time income from rentals/flips/etc.  

We had catastrophic floods here in 2013 and it took a long time, but we recovered. 

I think most real estate agents won't waste time on buyers who are "coming in with an offer well below asking" with their main justification being they want to pay less, fishing for that rare seller who will randomly accept a much lower offer before dropping list price first to generate competition. 

.- Take time to understand what your PMC is doing and ask how much they can modify to your liking. 4) a PMC can't be everything to every owner- If your PMC refuses to address the above or their answers inadequate it's probably time to terminate your relationship with them.

Landlors should have been documenting the before/after condition with photos this entire time.

It is usually first through a general auction and if it doesn't sell there, then it goes to the MLS.Keep in mind bank owned properties aren't always the best deals.

And for those who have a hard time finding good contractors, what would you say is the number one reason it's hard to find a good contractor and what would you suggest as a good fix for the issue?

Real estate investors were full time real estate business people who owned larger type properties.
