For me a cash flow of a couple hundred isn't a good deal, but this is my target market and you'll have to define what you consider good. 

Hi everyone,First time homebuyer, first post, and first analysis all at once so please be as critical as you like; it's the only way for me to learn.

I am looking for someone who would be interested in managing them for me.

I am self-employed and cannot get ore-approved.I may have a partner who is willing to put the down payment up for me....

I have been able to form more QUALITY relationships in ten minutes in an event as compared to ten hours cold calling people on the phone. 

I feel like trying to collect on it would be like double dipping unless I want to track down the seller if they paid and their is no upside for me in trying to collect in that case. 

This would be ideal for me since I want to be able to keep the bills down as much as possible and I know paying for the power could get crazy high in the seasons.

@Robert Bystrek  @Jimmy DangRobert and Jimmy I vote Wichita as well and thanks for both of your service but in my 12 yrs experience in Wichita so far every military person I've rented to has screwed me over in some form or another the most recent one the worst. 

How can I make my license work FOR me while keeping my brokerage happy?

Right now, my plan is to focus on a single niche, and then branch out into other forms of investing after I get some experience.I've observed BP's community to be very forthcoming in the sharing of information and I hope to be able to contribute one day myself.
