An attempt to notify the former tenant, storage of their items (with cost to the former tenant if applicable), is standard law wherever I've lived.

Be nice, document all in writing, avoid phone calls or if you do talk make sure you record all the conversations- download ACR for your phone- save recordings, always prepare for court...I have some good vendors in Austin.

Use some common sense to proforma major expense items.

I call up the PMs and have a conversation with them which is an interview.

I had already paid him for several items including a few that needed to be redone as they were not done properly the first time.  

And I'd also start a conversation about renting and special assements like previously mentioned.And for the record, I'm sure there were plenty of pages you could skip...As for the reason why they're probably trying to balance the owner occupancy percentage...

Insurance, utilities, CapEx, Maintenance, Vacancy, Property Management to name the most common items.3.

They are among the worst I've seen anywhere.I see two items of concern here.
