As long as you've got the cash to close, a decent FICO Score, and the property is cash flowing then you shouldn't have an issue getting a loan like this. 

You have more time than money (probably) so use that time to do this work and fix up the room to look very nice.

There is a lot of pent up demand due to high rates and there is still a major lack of new supply.

So here's my question sadly the lease we had our attorney draw up doesn't state that they must call us for repairs (however they always have in the past and we have always taken care of it within a day) but it does state they can't make any improvements or changes to the property without prior approval.

The IRA is purchasing the property as an investment.Because income to the IRA is tax-sheltered, you must keep it distinctly separate from yourself or close family members. 

I closed one deal with them last year, and currently have 4 in escrow with them now, with 2 of those scheduled to close next week
