Also, what do note servicing companies or banks charge to service the note?  

@Andresa Guidelli I have no experience in Philly... but in my market the alarm company contracted to service/maintain the alarm provides the monitoring service.

For those of you servicing the same area as me, I work for Weichert Realtors, Bethesda Office. 

Usually if the tenant doesn't pay utilities they can't get a new account in the same area and it goes on their credit report preventing them from getting service elsewhere.

I mean positive cash flow is what results after paying all expenses plus debt service. 

About 80% of my tenants keep good clean homes and are happy to help us with showings and finding new tenants.

Once you get her into court, you may have to wheel and deal with her in mediation or she may even lawyer up with a legal services attorney.
