You have many options, so my recommendation would be to just act (choose 1, 2, or all 3).

Have very clear qualification criteria written down that you can apply to each prospect.Another thing I do is I have language on my application so people are aware that we are choosing the BEST applicant from those that applied.  

I  had a ritual where I would randomly choose one un-suspecting friend around town, and drop the beers off on their porch.

I just want to learn from this so I in the future I can decide if it’s wise to juggle multiple agents at once or maybe create a different system to choose one:

Choose a small bank that is also a portfolio lender.

Then you choose property type and geographic location you like from their offerings.  

OR you may have to start with one, and choose an inflection point when you shift over. 

Or, just call it a learning moment and move on.When it's time to sell (I'm not sure if this approach could work in CT), but you might be able to disclose that it was repaired without permits, and let the buyer choose to take the risk or not.
