(Brand newbie, considering a small multifamily buy/hold out of state but only 1-1/2 hours from home)

Advent Health just recently took over Florida Hospital and is in the process of improving service and renovating, so coupled with West Marion and Ocala Regional there is a good demand for doctor's and nurses which UF just keeps pumping out every year :) As for manufacturing, E-One (Fire and Emergency equipment) is still a big player in town, Signature Brands has a presence (Betty Crocker).

The concern: my LLC is brand new as of 2020, and will have about 1 1/2 years of income under it's belt to show a bank when the full amount is expected to be paid. 

Hi Tanaya, I would find out the brand of the mattress and see how much that brand of mattress goes for (if the tenant can't provide a receipt) and make an offer base on market value. a) This should be right off on your taxes.b) You need to mandate that the tenant carry Renter's insurance so you don't get stuck with a huge bill. 

For example, you don't say what brand of furnace, what power output, what efficiency, etc.

I am attracted to this route because the property can be mine for $1,000 cash, and the rehab budget would put me at retail price, *AND* I will have the peace of mind of knowing that I have essentially a brand new house.

@Erik WhitingCan you tell me what brand meters you had installed.  

Developer build brand new houses on same street as the duplexes mentioned below.

Footprints are shrinking for soft goods, but gyms, trampoline parks and other "fun" are backfilling a lot of those boxes.All that said, there is pretty strong data indicating that DTC brands begin to struggle with customer acquisition costs around $10MM annual sales if they don't have brick and mortar stores.
