The biggest problem of working with institutional capital is that they find investment chunks under $10M to be bothersome in that they have that opportunity all day long so why bother with the real estate start up firms that work generally in th $1M to $5M space.

My biggest mistakes in partnerships was not being clear of expectations/roles, not doing my due diligence of my partner's FACTUAL background in real estate (not what they show me or what I see on the internet) and verifying that they even had a system or SUCCESSFUL experience in what they were supposed to be bringing to the table.

They will only use a new appraisal after 12 months so that is the biggest issues with cashing out a good deal.I'm going to research other regional banks and credit unions but options are out there above the fannie limit.
