Every year I do a rental property portfolio analysis where we take a look at the internal rate of return for the portfolio as a whole and each individual property by measuring the net cash flow, mortgage paydown, and appreciation. 

Just got an offer accepted for my first rental investment in Birmingham area code 35125. The property is recently renovated, 1800 sq ft, 4bed 2 bath.

For the short term analysis, I looked at other properties in my city to gauge what nightly rate I could charge when I analyzed my first property.

But in main city the cap is 3% which is negative cash flow ;-)I'm interested in this question because after analyzing many ROI/NOI analysis, I found small MF is better than larger MF (>5)

I see so many agents that don’t have a clue about investment analysis.
