The building is a complete gut renovation and with nearly 5,000 SF of building requiring utility upgrades as well as running all new MEP's throughout the 6 units I am already pushing the $500K point.Wanted to reach out and see if anyone has any knowledge on whether this deal is worth pursuing - at this point it seems that she is looking for someone to assume all risk and give her a brand new building with zero effort involved.

That comes to about 4% of the loan amount after owners title insurance, lenders title insurance, vacant house policy (after 3 months your on your own), recording fees, doc fee, prep fees, etc.

There have been Heroin addicts that say cigarettes are harder to quit than smack, but then there is people like my old boss who would smoke a pack a day consistently then just decide 1 day to quit for 3-6 months like it was nothing.What I will say is that I think your policy is too strict for someone who is desperate to rent, it would be fine if you had candidates beating down your doors to get this place but that does not seem to be the case.
