Fast Forward to now and it is sitting at $1,450 and we are in the middle of summer and still struggling to find a Tennant.

I would like to purchase long-term rentals (ideally in the Denver metro where I live) but am not sure what, if any, cash flow I could achieve. 

And I am not sure if that's because luxury property rentals just don't have the same ADR here in comparison to other markets - in a lot of other markets even as far as West Virginia in harpers ferry you can easily charge $800+ in those markets, whereas inWe haven't purchased the area in Airdna or Pricelabs as we are just looking at the data at a high level right now before we commit to that one area since we are looking at a couple of other properties too.

Akron and Canton may cashflow a bit better but I personally don't see as much of long term growth in those cities.

We are Canadians investing in the us and have a great system in place for getting  our costs  more then willing to share with anyone who wants to chat

@harry @Harry Caseone other way is to mail out 3000 letters / postcards to older homes where the owner has owned for a long time.
