Can anyone convince me why should I start looking & investing in that area?

I'm just thinking this could be better for me given my individual style as an investor and am not really sure where to get started with it.

If you’re just getting started in rental properties, just beware that the cash flow is UNpredictable. 

What I think I'm looking for is a small pond where I can start small and see how things feel, before going bigger. 

One sale can be worth 10-20 leases or more, personally I would rather work really hard to sell a few properties if I was just getting started.

She let me know yesterday that the hospital may push her start date back a week — sounds like it’s due to laggy intake processes (not her fault). 

I found this one literally from passing though the area and seeing that they had started some sort of reno with a dumpster out front.

The only reason to have the buyer’s broker receive a commission out of the seller’s proceeds rather than paid directly from the buyer is to roll the buyer’s broker commission into the total price paid for the property so as to qualify the property for a higher loan amount based on sale price.  

So, if you don’t get approved, you’ll have to start the eviction process which will also take several weeks until the tenant is officially out. 

I have read and watched a lot about it so I have surface understanding of how it works, but I feel that I do not really know much about details like tax implications , among other things that could influence my decision to start investing.
