I'd double check that statement with some independent verification to make sure the realtor is not just blowing smoke.

In fact, in addition to a residential lease (month to month or otherwise), most people have an addendum that specifies other rules, such as no pets, no smoking, no loitering, who changes lightbulbs, lawn mowing, cleaning the yard, parking, etc.

We gave 48 hours notice at least and said it was to test the smoke detector batteries and look for any plumbing leaks.This was in a building with 26 units.  

BUT...I wonder if being "dirt poor" means they don't have...cable, the internet, cell phones, pets, smoke, drink, have multiple cars, window AC units...hmmm, make's ya wonder! 

If they smell like smoke - denied.  

I have a condo where my lease agreement clearly states no smoking.  

This will clear up some of the smoke and give you a chance to learn a bit before something else happens.  

Heck, you could rent to a non-disabled person who burns the place down after smoking pot against the rules in your unit LOL.Just pretend she can see and treat her like that.  

In my property,  I let the tenants aware that there is no loud music,  no smoking of any kind,  and to respect our neighbors so they can respect us back. 

I told him to send them to me, but he was too nice - but it just gave us both more work).Then, she said she could smell smoke and wanted me to go figure out who it was.
