The homes typically are fairly small (1,200-1,500) and have only one bath, with lots of old trees, great access to downtown etc.Those small homes are either being town down, the roof popped off for a second floor, walls moved or the house being scraped and replaced  with a 3000-3500 sq ft, or being completely redone. 

There is a downed tree in the yard, brush everywhere in the yard and on the roof...and I have heard nothing from the PM.

The location is a little on the outskirts, the area doesn't flood and is blocked from a major road by trees, and prospective tenants I've talked to (who would pay the rents and be living in that area) could get to their jobs in half an hour on the west side of town which is fine by them.

That is myopic in my opinion because there are tremendous deals in Texas markets like Dallas, Houston, San Antonio, etc.You need to look at the forest (income and expenses), not just the tree (property taxes) to get a complete and holistic picture of the property's financial performance.

I am planning to cut some trees next to the house and will fill a hole when the weather allows me to get to the roof because I don't want the damage, nor do I want unhappy tenants.Recently, they said that they are frightened that the squirrel will come inside the house and that they have talked about moving out - I didn't discourage this because they complain about everything.
