Take them to court for any additional costs not covered by the deposit and for the lease break if you are owed money.

The rental has tremendous equity (as was our primary prior to being a rental) though if I pull it all out, the rent income from that property alone would not cover.

@Tyler Jahnke I agree with Chris that a partial may be a good choice for you but make sure you keep enough in reserve to cover any vacant and/or sudden repairs that come up.

The inspection failed first time because of a vent that wasn’t covered, a couple of non-grounded outlets, and some chipped paint.
