if the new tenant negotiates some free rent or free months to build out the space in my mind you shouldn't need to float that holding cost while that buildout happens.  2) you can do what most other LL's do in the commercial world and negotiate a Buyout. 

I know some successful investors who have used Behr DeckOver paint on their wood floors.
