The first deal is always the most stressful/exciting deal you have!

I'd recommend viewing it as a funnel and knowing that this is the top layer of a funnel and your goal is to have "opt-in" points where people show that they aren't mindless clicker-drones pushing a shiny button on every listing. 

Stress test your analysis to ensure you can make it through any potential pull back in the market.

My realtor never explained this  Anyhow she mentioned you don't need to stress out they know it's coming from your primary so give them $1300 they cannot reject your offer.When speaking to the realtor I asked do I technically or legally have too.

Also, if you are buying a 3-4 unit property, make sure you educate yourself on the Self Sufficiency test (aka Stress Test) that FHA requires. 

While we stress investing for cash flow, the growing areas can build appreciation as a bonus.Good luck to you!

Agree with above advice, and add the following:- Be careful encouraging folks to leave during COVID times, stress that this is an option, not something you are shoving down their throats. 

So I abandoned it (and recalled abandoning for the same reason a long time ago).I agree with the difficulty of reading, the lack of a "last post" button, but my biggest disappointment may be that so many threads open in new tabs.
