I found some convenience stores but they were in scary neighbor hood.

It's an 1880's home and everything I've read says they used pine and the lumber store said it was either pine or fir so I'm guessing it's pine.

@rodY I would love to find a whale in my area not a lot of luck im not going to stop til I sell something I just feel like a kid in a candy store I want to go in 5 directions I bought a mail list  and its been interesting trying to get it downloaded so I can see it or make heads or tails of it . im learning the hard way, but I will not stop This IS my retirement I HAVE to get it together ,this site is the best thing that I have found ,im in a college town I thought it would be a lil more easy then hitting a wall every place I look. also im trying to make this all happen working a few hours a week I have NOT quit my full time job as of yet ,any whales in the Georgia area need some help let me know  im ready to learn ...sonya 

I have been using Betterment to store my money for a while and the money has always trended upwards when it has been in there and the money is pretty liquid (it takes 4 or 5 days to get it out) but I am afraid that there will end up being a huge loss on the market during the time I find the right house and will have 2 options either let the house go or accept the loss. 

I think it is very important to look beyond the hard data in screening tenants and also look at the soft data - such as, how they act in-person, their tendencies, social media, if their car is clean and things such as that.

Those deals are often posted on Craigslist and sometimes on social media real estate buy/sell groups.Good luck!

I worked at the local grocery store, my dad's construction company, started my own lawn service company. 

I am interested in a property that currently has two separate buildings on it; one building consists of two 1bd/1ba apartments (Residential Building), the other building consists of two retail stores on the ground level and one 3bd/1ba apartment on top (Mixed Building).  

If you've got a bunch of internet resistant tenants that complement each other like a sub shop, liquor store nail salon, hang-out coffee shop and ice cream shop with great sales and long-term leases then your good.
