It's an 1880's home and everything I've read says they used pine and the lumber store said it was either pine or fir so I'm guessing it's pine.

@rodY I would love to find a whale in my area not a lot of luck im not going to stop til I sell something I just feel like a kid in a candy store I want to go in 5 directions I bought a mail list  and its been interesting trying to get it downloaded so I can see it or make heads or tails of it . im learning the hard way, but I will not stop This IS my retirement I HAVE to get it together ,this site is the best thing that I have found ,im in a college town I thought it would be a lil more easy then hitting a wall every place I look. also im trying to make this all happen working a few hours a week I have NOT quit my full time job as of yet ,any whales in the Georgia area need some help let me know  im ready to learn ...sonya

I have been using Betterment to store my money for a while and the money has always trended upwards when it has been in there and the money is pretty liquid (it takes 4 or 5 days to get it out) but I am afraid that there will end up being a huge loss on the market during the time I find the right house and will have 2 options either let the house go or accept the loss.

I think it is very important to look beyond the hard data in screening tenants and also look at the soft data - such as, how they act in-person, their tendencies, social media, if their car is clean and things such as that.

If you've got a bunch of internet resistant tenants that complement each other like a sub shop, liquor store nail salon, hang-out coffee shop and ice cream shop with great sales and long-term leases then your good.
