I wonder if setting up a meeting with my bank just to talk about possibilities and steal some of their time to get some free knowledge would be worth it.

However, they are coming back and stealing things/trashing the grounds.

But beyond the basics... you need to recognize that property management is extremely expensive in terms of how much of your profit it steals each month.  

But it can be very difficult for you to be the GC on your own rehab loan where you are the borrower, even though HUD/FHA allow it (most lenders will not), and the GC cannot have any conflict of interest or identity of interest with anyone else involved in the transaction.

I had to laugh at the light bulbs comment...I had a building where we used yellow bug lites in the common areas, because the Tenants would steal the regular bulbs to replace their own.
