Red is a decline.

The darker the red, the more prices have gone down in that area.

I would love this deal to go through but I'm seeing red flags.

A land trust is also a red flag from the very beginning, common knowledge of what's usually going on.

This will be trickier the next time you repeat the strategy (assuming non owner-occupant),  and even harder when you have a bunch of houses,  eventually you will need to move into loans that banks keep in-house,  which is actually easier (less red tape),  but worse rates and and 3-5 year baloons. 

I tought they were only supposed to check the gauge and maybe release some air to make sure it still holds air.I checked the pressure and it can easily pass the 15 psi / 15 minute test.but this property is already red-tagged, and I need to make sure I get the clearance with CPS Energy cause I'm  already under contract with a buyer.thanks.

There are many red flags about this tenant but the good news is that there are other tenants who are just as nice, well dressed, even ex army, who have three times income and good credit.

The decision was not made because I had a bad feeling about the team or other red flags, was purely a view on the numbers.Of course, please do not rely solely on this review for your end choice.
