Our LLC is on the deed and they sell like regular real estate.Any thoughts?

You might find that "saving" on taxes is small compared to what the property might be worth (talk with a trusted real estate agent who knows the area and can give a projection of property values).Don't forget to factor in closing costs (real estate fees, pro-rated property taxes, etc) and take into consideration your other income and/or investments. 

And that section, "Business or Rental Use of Home" appears to only apply to business or rental properties that were apportioned separately from the main home / living area.The only real hangup I'm seeing is on Page 14, where it states:  "How Much Is Taxable?

Also rental rates are dropping, and we are already seeing rental loan rates in the 5% range, I would expect to see rental rates under 5% by January.If you are going to be a real estate investor for the long term, why don't have your Real Estate License?

I also understand id be splitting the reward/ rent but that's why I think if I can pay 50% with him or 100% alone then is minimizes a lot of my risk. cast your vote and help me out, ahah I'm new here and to the world or real-estate so take it easy on me please.

Spoke with a guy who has invested in Real Estate for 30 years and is looking to sell some of his investments at the end of this year or beginning of next year. 

Make sure to document everything and handle the transition smoothly, allowing the responsible tenant time to decide if they want to take on the lease alone.

This experience was great and opened my eyes to the world of Real Estate.
