In our situation, subsidized student loans are definitely in the picture -- it's "free money" until school ends, and I figure this is their "skin in the game" for the college education.

They want to make sure you have enough "skin in the game" as they are taking the bigger risk loaning you all that money!

Yea this is same thing like when we said MF Class A yield has 10% IRR, it's gross IRR, in real term post tax it's more like 8% IRR. 

I know when you acquire a fix and flip you can get money for the purchase and rehab from a hard money lender, I know they make you come with at least ten to twenty percent down so you can have some skin in the game.

My assumption was they want you to have skin in the game.

If you truly have no skin in the game, as seems to be the case from your description, you can always hand the seller the keys if things take a wrong turn for you.
