Unfortunately, most fail by simply never buying anything. 

Even if it was I don’t see any real recourse simply due to disclosure laws. 

I'm not in a position to do this yet as I have not developed any sort of network yet but I WILL be able to one day and I simply love this idea it sounds like there is no way to lose.

Alternatively, you may simply have to disclose what you're trying to do.

Are there really that many people who can afford a $25k option fee who would enter a rent to own situation with you rather than purchase a house conventionally?

I see storage as a small business and I  loved mine.. but I see it as more of an operational type business simply because you have more turn over and such compared to parks.. you get the right parks and you have ZERO turn over.. now low end rat trap parks are tougher of course I am talking about what I call investment grade parks.. and they trade at low cap rates but if you can move rents over time.. they are solid. 

Here is a chart that you can build in an excel spreadsheet and enter the information to each of these data points for any city that you want to explore. 

I'm thinking about pushing the soil back, and simply exposing the lower floor.
