it reminds me when i foreclosed on a few buy and hold investors in Detroit and ended up owning rentals there.. same thing but with the utls.. the city wont shut off heat or water in the winter or just about anytime.. and those become liens on your property. tenants know this and simply never pay their utls..

Matt, one reason i enjoyed stansberry interview with lacy hunt is when asked point blank will there be a "debt jubilee", which is what stansberry has been selling hard for some time, he got completely shut down by hunt.Really worth checking out, brilliant guy, but haaard to listen to him talk in highly technical terms with his slow monotone voice.

One thing to be aware of is if the previous tenant has already shut off the electricity and gas (if the property has it) it may be a longer process to get the electric turned back on based on how your utility company works.
