IRS might see this as a flip property and charge you ordinary plus self-employment taxes.If this is the first property you were selling and you’re not gonna do this again and again, you might get away from not being self-employment taxes.

The result is a slower build up for another project and lower COC in your calculations, but it is unlikely you are leveraged for more than the refi since you either 1) paid all cash or 2) used private or hard money which required some portion of a down payment or self funding the rehab.
