Based on the loan history, I'm guessing the owner overspend years ago and rebuilt the whole house (around 2011), their loan is still at around $500K-ish, the current asking price is $525K, but the market value is most likely under $500K.This is a two, 3-bedroom 1-bath, units building, finished basement but a bit short so I'm not sure if it can ben turned into a 3rd unit, 2 car garage, close to a decent school and shopping, very nice neighborhood. 

I have a son and daughter both moving to Lubbock to go to school.  

I would likely be catering to graduate students at the local college, whom are around my same age group.

When I finally got a job after graduating my MBA and passing my CPA exam my mentality when it came to money was not responsible at all.I saw thousands and thousands go to Uber, jewelry, designer clothes, and parties every month.

That's beginning to change a bit with all the school district referendums that passed lately, but we're still far better than NJ.

Also I feel a new house would yield the same rent as an older one given similar school districts.

It sounds like you have your hands full between school and your internship.

IMO legislation like if passed this will create pockets of government and nonprofit landlord ownership, deterioration of school systems, city services, and bankrupt local economy.

I am a school teacher and thinking about getting my real estate license as a side job.
