I don’t mind the lack of tornadoes and hail either. in all reality Vegas is for sure a top place for the landlord given age of assets and such minimal maintenance and or act of god events. as long as you have good HVAC  those houses your describing are basically bullit proof

Mine states all vehicles must belong to Tenants, be operational and licensed, no trailers/RVs/campers and other recreational vehicles without prior written approval, park only in designated spaces, no maintenance work can be done on the property, etc.
