With the current pandemic and eviction restrictions, what advice do you have for this situation?

If you get a residential loan are you able to transfer it to your llc and are there any restrictions such as amount of units or amount of loans you can get for that llc

If they have, it's probably a good idea to talk to a local real-estate lawyer about what to do.Some states have laws or executive orders in place that restrict evictions, more than what the CDC ban does. 

Although AZ STR laws are favorable now, there have been rumblings for a long time about pressuring the governor to allow cities to enact their own restrictions. 

That said, I should be able to qualify regardless, so I shouldn't restrict myself.Seeing as I'm more focused on appreciation / value-add projects (for the sake of BRRRR), SFH's also make sense.

Virginia Beach is the most restrictive, and their requirement is no more than 2 reservations per week.
