You have to find a great deal , in a good area , find a great contractor  who can get things done fast and priced right  ,  you have to then find a great tenant who will pay the rent .  

I would just ask her if she has any room to reduce her charge, to help keep the place rented.

Ideally, my property generates around $500 per month cash flow after accounting for rent, insurance, tax, interest, PM fees.I’ve recently realized that repairs costs have notably affected my profits.

I'm looking to rent it out and rents in the area are $2,400-2,500/mo for a 3-bed/2-bath property like mine, especially on a waterway channel.The prior valuations have been $1.25 million in total but I've found from one lender that a valuation on a 6% cap rate may be the best way to give me the money I need to finish the project.

The duplexes had 3 of 4 units rented, and only one tenant is actually paying rent.
