The nice steps may no longer fit...Then you have lot rent each month.Total cost for a "free home relocated and ready to sell/move into can run $7000 and up.Flipping mobile homes CAN be profitable, but having to move one rarely is.The better scenario is buying a home in a park that can stay, for a few thousand.Pay a month or two of lot rent while advertising, and sell for a profit of 3-5K.It is currently very hard for the average buyer to get a loan for a used mobile home, so, if you are selling for more than 10k, your market is very limited.Bear in mind, most decent parks that will attract quality buyers will not accept "anyone".Your buyer will have to meet the criteria for the park.

If a corporate owner purchased the property they have the bucks to offer a decent relocation fee to the leaseholder.

The other option, of course, is to relocate (there are plenty of places in this country where finding a deal is rather easy......its finding a buyer that is the challenge in those markets, lol).

The market for my area looks to be growing due to the schools in my county (Santa Rosa) being some of the top rated in the state with a lot of people relocating out of the neighboring counties into ours.

This is one of my first posts so bear with me...I currently live in Newport Beach, CA but am relocating back to Charlotte, NC here shortly in the next ~ 2 months for various reasons.

She is now saying she is being relocated for a promotion at work (not sure if this is an excuse to get out of the lease or not) and asked if we could work with her on some type of arrangement.
