I'll be discussing a lease renewal for a rental property soon and I'm looking for some reliable evidence of what the property could command on the open market.

If you appreciate stability and reliability, the PM company should be paid more when a tenant stays on for another year, and less when a tenant vacates.

My wife and I are actively looking for a fix and flip and need recommendations for reliable, honest, full time contractors!! 

Honestly, I'd be nervous about investing in a 400k property at all if that 400k is close to your entire investable assets, unless that is a relatively small part of your net worth and/or you have a reliable high income stream from other sources.

Our goals are 1) provide safe and reliable housing for our daughter for at least the next 4 years (She's one year into a 5 year sequence.) 2) maximize tax deductions/paper losses 3) in the long run, make some profit and/or reduce the expenses we would have otherwise incurred for housing for our daughter (especially after considering taxes). 

This allows for higher volumes and a thicker pipeline, without sacrificing reliability or customer service, than would otherwise be possible.- You're going to know if you still owe me paperwork, because your worksheet is going to have the word "NO" in red letters right next to the words "2015 W2 or 1099s, as appropriate."

Granted the data may be anecdotal (number of future jobs) and sales comps & rent rates, but they tend to be more reliable that global data.

Any other sites you use for comps, that have been reliable?

He slipped through my screening and it has been a problem for me, no system is 100% reliable I guess.

Thanks @Jeff Graves and @Garry C. for some great vacation rental tips, I use VRBO and Airbnb when I take vacations and try to keep notes one places that are awesome and they include a lot of the things you mention.Seems like you can forgo the 25-35% PM fees if you can find a reliable housekeeper and handyman, so that potentially could make a VR work when it initially might not have.
