@Naeem Boucher - It's a very rough and general rule of thumb that you should not use. lolIn my opinion you should only apply an expense ration for a certain type of property after you've run enough full analysis to recognize the pattern that applies.  

I'm new, so I'm looking for everything I can on How to Raise Capital, Beginner Mistakes to Avoid, How to find a good Accountant/Lawyer/Contractor/PM Company/EtcAlso, how to properly look at a property and recognize it's a profitable deal.  

I recently evaluated a mentor agreement with a nationally recognized expert in SFH investing.

I am not the most handy person, but i recognize the value in buying a property that could use some fix ups.

I also seen that many people using the V.A services had a problem with setting up a bank account because the bank was able to recognize that they were using a V.A.

It is a arbitrage flipping which was basically recognized in the 1972 in midst of that decade long recession, young couples int the suburbs, to save their own home value from falling victim  to a neighbor foreclosure.  

Too bad more people don't recognize that and get some training in that area.

When I bought it, it was with the intention of my dad living with us until he needed to go to a home; but I also had recognized that there were a lot of boomers, as well as millennials, whose families would benefit from that sort of set up. 

I think if you recognize that a tenant is taking care of your property that tenant might be more likely to keep the place nice in the long run which would help you.

Just because a CFD/LC is used doesn't mean the courts will recognize it and allow an eviction rather than a more foreclosure like process.
