I now have 12-doors there and am in the process of adding a couple duplexes.I don't have much experience with moving out of state for income tax purposes but the first state that came to mind is NV.

I have experience raising capital for down payments if you are prepared to pay investors at this level.

It is the only way to gain financial independence.I hope you read the sarcasm in that comment.I will assume you have more experience over time than just the 4 units you currently own.  

FWIW my experience has been contractors are some of the best tennants.

I was wondering if anyone had experience in new construction and how their costs turned out to be.

I did sell mine just a few months ago and I bought a new 4 runner in dec so I could get 100% write off.. but buying gas is a new experience I wont even look at how much it costs I am afraid we are 3.50 to 4.00 her in Oregon..

Experience or not, we each host a little different, and having the pressure of them looking over everything you do is not fun!

I have years of experience in real estate but more on the commercial investing and property management side.

Any experience here.
