As far as I'm aware, SBA loan programs cannot be used for real estate companies.

Russell, the property owners terms of note secured by the real property, unless in foreclosure, have little to do with the tenants obligation. 

I'm  working on "ABCs of Real Estate Investing" by Ken McElroy and "Confessions of a Real Estate Entrepreneur" by James Randel, all of which have I've taken some great ideas from.

My best advise is that unless you’re in the BUSINESS of real estate, in other words if you’re just a part time investor, then skip the direct mail, email blasts, SEM, etc. and go to the people who have already obtained the lead - and negotiate a good deal.
