So I'm hoping to start a Property Management company for vacation rentals come spring, with no experience.

I am looking to buy my first property this year but I am not looking to buy residential properties, I want to buy a vacation rental property.  

Portland  city of:  has just passed a new ordinance that kills month to month tenancy.its is now quarter to quarter tenancy.if you are a tenant at sufferance or on a month to month. the law now requires a 90 day notice to vacate...

Vacations  2. boats 3. private airplanes 4. many time second homes ( cheaper to stay in nice hotels)5.

When I managed a 100 unit building, the lease stated we could show with at least 24 hours notice when a notice to vacate had been given. 

So property "evaluations" are typically exterior only while the property is occupied.If a borrower vacates a property you may NOT simply rent it out.  

After a tenant vacates a unit, we move their file folder to archive storage.

But, second, so I can make sure if folks are on vacation they are turning it down.
