You only get 400 characters, so I only put in there what the guest really needs to acknowledge/know before booking (I limit the AC and the Wi-Fi is slow, but saying that nicely takes a lot of characters).If a Guest contacts you asking for a discount, block off a day in the middle of their proposed stay and decline. :)

Is this proposed strategy -acquiring smaller properties with cash and then eventually using those assets as collateral- a viable option?

@Erin Mullaney As you move forward with accounting services, I think some green flags to look for are: keeps up with the most current technology (if you aren't familiar, a good sign is that they are excited to show you how their processes save you money/time/headache/etc), has a qualified team beneath them (not a one-person operation), and has a clear process for communication with clients that is spelled out in their service proposal and engagement letter. 

in the city there is 31 total detached SFR's available on MLS of which over half of them are proposed new builds. in the last 7 days  5 new builds went pending..

What you are proposing with a change in purchase price is a counter-offer.

There are new investment intangibles to be considered when evaluating the investment potential of a property, including the declining value of the proposed capital by not being utilized. 

Many investors are scared to get into California -- and perhaps rightfully so, because I am now forced to attend a hearing this Wednesday at the Capitol to lobby against an ADDITIONAL 15% hospitality tax which is being proposed here in CA statewide.
