I am thinking about 1031 exchange to a Multifamily unit hopefully closer to San Francisco proper.

I think the right way to do it is to look for places that have regulation, licensing and tax infrastructures in place.

When people have equity it's important to disclose intention and potential profits if one is a licensed agent.

Since it is an FHA, there probably will not be much they can do because the FHA mortgage is very particular on proper terms. 

The reason for the speed of renting out is two-fold:First, this is our first time renting out any property and want to learn the proper way while not rushing ourselves into something that we have to learn the hard way later. 

Hey All,How long does it take to get your license number after you pass the state exam.I'm in Alabama and I must take a post course but I am not able to start the course until I have a license number.Thanks in advance :)

I've looked into a few companies and during due diligence found out that some HMLs aren't licensed but sell loans anyway which my attorney said is a huge red flag.Other than checking that a company is licensed and checking places such as Google and the BBB does anyone have any tips on evaluating trust deed investments?

I do plan on having a proper office and hire a few employees (3-5).
