I was wondering what everyones thoughts were with the positives and negatives on this kind of investments.

We got a call at about 6 pm from these tenants and according to them there was a thief and their doors are broken and not in working condition, luckily nothing disappeared from  their apartment, and they need our immediate action to fix a door. 

I became a supervisor there with no college degree and geld the position for 4 years. 

3 homes to me is not even close to being in a negotiating position. 

Courses of action as I see them:1.

With my 12 unit I have only seen positives; tenants all in one place under one roof. 

You might have a positive cash flow of at least $200 apiece as a minimum.As you grow in experience and the quantity of units should make it affordable to hire a property management company and take several things "off your back" when you own a minimum of about 30 units in an apartment complex.   

Study that inside side and out by all means possible and then most importantly (TAKE ACTION).

Thus far, I've called the PMs I found on google, and have yet to connect with any of them.I'd love to hear your feedback, positive or negative! 

If the buyer worked through and agent, more than likely they would not be in this position unless they missed a deadline for inspection, etc.
