While using the 70% formula is pretty popular and probably works pretty well, I agree with Aaron about the fact that you should have a good handle on all the costs associated with buying, holding, rehabbing and selling a property.Without a deep understanding of all the costs that go into rehabbing and renting property, you can't fully understand your customer's business, and without fully understanding your customer's business, you can't serve your customers nearly as well.And just like pretty much every other business, real estate wholesaling is about customer service...
