I'm currently collecting rental applications for a SFH I have up for rent and an individual and her family are interested in renting my property. 

Sometimes financing terms are poor.

To give an update, I am in the process of working on getting long-term individual bedroom rentals for the 3 bedrooms in the home and will likely be able to cashflow a couple hundred dollars a month positively if I go this route, which is really exciting!

We are actually making one offer on a bank owned house and another to an individual.

Many of the places we saw were what we associated with typical student rentals - old houses in fair to poor condition, with students sandwiched into small rooms and ancient common areas in serious need of updates.After much searching, we came upon a nice 5 bedroom brick home about the same 10 minute walk from our daughter's main classroom building as her freshman dorm. 

Lion Enterprises offers a 5 year compressor warranty but has poor Yelp reviews and Sigma offers 4 year compressor warranty with only 1 Yelp review.
