I assume some books are more for introduction and inspiration (Rich Dad Poor Dad, etc.) and some are very useful as a reference and tool (Gallinelli's Cashflow and key financial measures book).

I can't even make the numbers work as an agent, the overhead of my team is too high, we are geared up to meet service expectations for 200k plus listings, so your best bet to sell is probably to contact wholesalers.The only way I have ever seen you can make money with a sub 100k property is by getting in and out before your capex sets in.

I've been a bigger pockets fan since 2017, read a lot of the BP books along with Rich Dad Poor Dad, and all the other essentials, and Michigan looks like a great market so I will definitely be interested in starting our investing career out there in the near future.
