I have heard that many more new investors plus the parents of students around the Univ of Georgia have created quite a tough and super competitive market. 

@Amita M. although on second look, they're owned by Realogy(parent company of Corcoran, Century 23, Coldwell Banker and more) so they're probably legit.

And so far the interest rate on any portfolio loans I have come across are a bit too high for my targets.At the moment, the best strategy seems to be: having my parents cosign for the loan and go conventional for the low interest rate. 

However I've helped my parents and friends do different home demo and renovation work over the years.
