It stands for Delaware Statutory Trust and is a trust / pass through entity in which a sponsor (think big real estate investment corporation) buys institutional property (apartments, self storage, commercial, medical office, etc) and then sells interest in the Trust/Property to investors.

I'm basically offering a clean landlord reference in exchange for taking my offer of keeping April rent towards hotel, returning the full security deposit, and allowing him out of the lease early that has a 2-month cancellation fee.I contacted my attorney but he retired last year so I have no legal counsel yet.There's a certified letter waiting for me to pick up at the post office.

Commissions are negotiated and can be more or less depending on your office policy.Or, again with your managing broker's permission, tell the seller you know several investors that might be interested and get a listing... maybe a limited listing instead of a contract to buy it yourself... maybe as a transaction broker so you're just helping the buyer and seller consummate the sale (not representing either party as a fiduciary) and charge a commission instead of a wholesale fee.Just spit-balling ideas for you, but check with your managing broker to structure something that does work for all of you.
